Plain-language summary of how BldrScope works. Last updated October 2026.

These terms cover your use of BldrScope, a product of Northwoods Estimating & Preconstruction in Leelanau County, Michigan ("we", "us"). By paying for or running an estimate you agree to them.

What the service is

BldrScope reads the plan PDF you upload and produces a budget estimate: quantities, labor hours, material costs and a scope of work. It is a tool to help a qualified person prepare a price. It is not a bid, a quote, a contract, an engineering review or a guarantee of cost.

Your responsibility

You must check every quantity, price and assumption before you rely on the estimate or give a price to anyone. The estimate cannot see what the plans do not show, such as existing conditions, site work, permits, engineering, finish selections and code requirements. Allowances are placeholders you are expected to replace. You are responsible for any bid, contract or purchase you make using the output.

No warranty and limit of liability

The service and its output are provided "as is" without warranties of any kind, express or implied, including accuracy, completeness or fitness for a particular purpose. To the fullest extent the law allows, our total liability for any claim relating to the service is limited to the amount you paid for the estimate in question, and we are not liable for lost profit, cost overruns, lost bids or indirect or consequential damages.

Your plans

You confirm you have the right to upload the plans you submit. You keep ownership of your plans and your estimate. You give us permission to process them to produce your estimate, as described in the Privacy page.

Payment

An estimate costs the price shown at checkout. Payment is handled by Stripe. Refunds are covered on the Refunds page.

Acceptable use

Do not upload files you have no right to use, attempt to break or overload the service, resell raw access, or use the service for anything unlawful. We may limit or stop access to protect the service.

Changes

We may update the service and these terms. The version on this page when you run an estimate applies to that estimate.

Governing law

These terms are governed by the laws of the State of Michigan.
